Clinker or render: facade price per m²
Both options go onto the same insulated build-up. The difference is in the finishing layer, and it is bigger than the price list suggests.
The common part: the insulated build-up
Under both clinker and render goes the same thing: stone wool of 120 kg/m³ or more, disc dowels, adhesive and a reinforcing base layer with fibreglass mesh. In materials this part costs about the same, and it takes two thirds of the facade budget. Do not save here, because anything you redo you redo together with the finish.
Render
Decorative mineral render plus facade paint. The materials per square metre are as a rule cheaper than clinker, and the work is quicker. Service life is 10–15 years before repainting, and less where water runs off sills and on the plinth. A rendered facade is easy to refresh, but it is afraid of mechanical damage and road dirt.
Clinker
Facade clinker on a special adhesive for facade ceramics, with grouted joints. The range comes in three formats — NF 240×71 mm, NVF 295×85 mm and RG 501×54 mm — and the number of pieces per m² differs for each. The tile price is indicative, and the manager confirms the exact one for the model you choose. Laying needs a tiler, not a plasterer; above the ground floor, clinker on adhesive needs additional fixing as per the design (SP 71).
A compromise
The most common solution in Tbilisi: clinker on the plinth and ground floor, render above. That covers the zone that gets dirty and knocked about, and the budget grows by 15–20%, not twofold. For corners, columns and arches flexible clinker panels and corner pieces are recommended, but they are not in our range.
How to calculate
The clinker calculator on the site counts tiles by the pieces per m² of the chosen model with a 5–10% reserve (7% by default), in packs. Clinker adhesive, decorative render and facade paint are best bought from the manufacturer according to its datasheet, but they are not in our range. The consumption of adhesive and base coat under insulation depends on the system — ask the manager.
